If I were you, I wouldn't want to be reminded about my lack of a sex life every day either. I too would avail myself of every opportunity to convince myself that somehow, I have it better than the hot hispanic chick that earns the same amount of money I do, and has two kids but didn't gain the 40 lbs that my wife would surely gain when she finally suckers me into spawning.

However, I'm not you, and THAT my friend is something to be truly greatful for.

If you can't afford a down payment, that's alright. Just be careful that your new rent won't be equal to or higher than your current rent. You'll never get ahead of the game and get a good headstart on saving for homeowner ship.

Renting, while something that is a must, is an essential waste of money because you have no equity in the end. It can help establish good credit, but you have nothing to show for all of that money. Get into home ownership now before these great interest rates go away....AND THEY WILL THIS YEAR!

1500 is practically a monthly payment on a house (taxes included).


$1,000 month mortagage, at 5% = $185K house.

Do it, then you'll be a bitter conservative just like me!!

I don't think I can find a 185K house within 40 minutes of NYC, with only $3600 down.
