Look into FHA loan programs. That's how I bought my house. The interest rates are slightly higher, and you have to get PMI, but if it gets you into a house, who cares? You can always refi down the road.

That being said...in my neck o' the woods, a duplex is essentially a side-by-side two-family. Is that not the case by you?

There are duplexes like that, but sometimes there are duplexes within multi family buildings.

I'm going to look into buying as well thanks to all of your good advice.

If I can buy a townhouse/attached one family, for less than 1500/month, then I may soon be a homeowner.
