As far as charging back for missed appointments, I can't really say that there were any. They're working outside and I don't technically need to be home. Also, the fact that it's a weather dictated business, I suppose they could say that it WAS raining today. I was busting the guys chops about it being a beautiful day to work today, not too hot.

As far as the fence, I did take pictures and they sort of fixed it while they were here. They said that they would take care of it fully when the job is done.

I'm not sure what constitutes "clean". I mean, they have a big pile of old gutters, extra pieces of siding and stuff, on the one side of my driveway in an area where there really isn't lawn that could be damaged. The driveway itself is full of materials and their scaffolding. The back yard has their cutters or whatever and a couple of ladders. I was kind of pissed about the empty cups and bottles left around.

They say they'll be back tomorrow (of course, I'll be back to work), but it's supposed to rain tomorrow.

You can still charge back for times they didn't show up without calling you. expecaly if they told you that they would be done within a certin time frame.

To make sure they fix the fence, ask the contractor for his insurance info. If it's not fixed to your satisfaction you can call his insurance company and have them fix it.
sometimes these guys like to get slick and wait until the last min and then say they will send a guy to fix it after the work is done. the guy never shows up and you know the rest....

There should be no garbage left on a job site, Including empty cups and bottles left around. Who's responsable for the removal of the old materials? you or the contractor?

The salesman for the company said they would dispose of everything, "but we won't need a dumpster". Of course, I'm no longer dealing with the company, but with a subcontractor instead, and there is nothing written in my contract that says they take care of the garbage. However, the box next to "Permit and dump fees" is checked off as included.

And which contractor do I ask for the insurance info? The original contractor or the sub? When they came back they more or less fixed it (what happened was at the gate, they moved the one section to put the siding on and when they put the section back, it was up too high so it wouldn't lock. We used bungee cords to temporarily keep it closed). The guy today moved the wood holding it up and pushed it back down.

well if it's fixed then it's fixed.
you should get the insurance info from both the main company and the sub contractor, if they ask what for tell them your insurance company asked for it.

Guy came phone is fixed. I'll chalk that up as a win for me.

Phone company never hooked up our line to the box because it wasn't clearly marked which one of the three dangling wires was for our apartment. Joy.

I got a bill already from my siding contractor. Of course, the job isn't totally done (I'm still waiting on 2 sets of shutters and there's some damage that needs to be addressed). I sent them 1/3 of what's due, together with a punchlist of items. Can't wait to see what happens.

Don't pay those cocksuckers a dime more until everything is done to your satisfaction. It's the only leverage you have at this point in time.

I'm not sending the final payment until everything is completed to my satisfaction. I gave them one-third upon contract and the remaining two-thirds was due on completion. They wasted no time getting me their bill. I figured sending a portion of what they're owed was a good-faith gesture. They're not getting another cent until they take care of the rest of the stuff though. Also, I sent the payment with a letter and punchlist, so I have a written record of everything. I also asked for my salesman or the owner of the company, NOT a rep for the subcontractor to contact me.

make sure to withhold payment until eveything is done.
you shouldn't have given them 1/3.
make sure you take pictures of the damage, and missing stuff so they don't claim it was done after.
