Duly noted on both counts.
Trust me, if I walk into a house, and some ethereal voice says "GETTTTTTTTTTT OUTTTTTTTTT" you'd see nothing more than a streak of dust. As for going south, fuck that. I can barely afford it at the Canadian list price, let alone in yank dollars.

If the foundation is strong, everything will be fine. You can always repair sore spots Make a list of all the things you want to do and decide which ones are most urgent and important.

definitely get an inspection and check for water in the wall (leaky pipe or roof).. there is a device with two prongs that you stick into the wall and it will tell if there is any moisture in there.. definitely handy..
also, flush every toilet and run every water spout and listen for dripping in the walls. do a background check on the house.. in the US you can check with the town about what work has been done on the house. check for electrical upgrades also.. should be atleast 100 Amps. check for termite damage in the house and garage.. check the foundation. look at the concrete below the siding, above the ground.. if you see vertical cracks, those are ok. if you see horizontal, there could be foundation problems. does the house have a sub-pump? if so, ask how often does it goes off and where does it pump the water out too. how high are the electricity/gas bills? phone numbers. GET THE NEW PHONE NUMBER OF THE SELLERS! or atleast their lawyer.. if there are problems afterward, you need a number.. who does work on house? you should get the phone numbers of the handy men that they use.. since the house has a history with these people, you might want to keep it. i might think of more.....
